2008 L.A. Conservancy Preservation Award Winner

On May 8, the Los Angeles Conservancy will present Civic Enterprise Development with a 2008 Preservation Award for the Maltman Bungalows.


The Maltman Bungalows is a 17-unit bungalow court built in 1926 and located in Silver Lake. Civic Enterprise Development (CED) purchased the complex in 2006 and began restoring the Spanish-revival structures with assistance from the historic architecture firm Drisko Studio and skilled craftsmen from around the region. After completing the extensive renovations, CED used the City of L.A.’s new Small Lot ordinance to make the units available to first-time and other entry-level homebuyers. 


The Maltman Bungalows will be featured at the Conservancy’s annual preservation awards, which recognize outstanding historic preservation efforts throughout Los Angeles County. Winners are selected by an independent jury of experts from the fields of architecture, preservation, and community development. The awards luncheon will be attended by more than 600 community leaders from the public and private sectors.


Los Angeles Conservancy Executive Director Linda Dishman said her organization hopes the project will be a model for other efforts to save similar historic structures throughout the area. “Bungalow courts were created here in Southern California as a way to provide the amenities of single-family living with incredibly efficient use of land and space. Civic Enterprise’s extraordinary work at the Maltman Bungalows demonstrates just how relevant this model still is to a whole new generation of Angelenos looking for a place to call home.”


The developers credit the Small Lot Ordinance with making the project feasible. “Bungalow courts have become an endangered species,” said CED Principal Brian Albert. “But the City’s innovative legislation has helped breathe new life into this classic California housing typology. At the same time, it’s created more opportunities for first-time homebuyers. Los Angeles City Councilman Eric Garcetti, the City Planning Department and the Silver Lake Neighborhood Council deserve to be commended for their vision.”


CED says sales at the bungalows have been brisk, outpacing other projects in the region. “It shows how design, history and character retain their value regardless of market conditions,” said CED Principal Mott Smith.
